  • Lower down payment than commercial loans (as low as 10% based upon qualification) for real estate acquisition

USDA Business & Industry Loan Program:

This is a loan guaranty program administered through the USDA for businesses located in rural areas defined as population base of less than 50,000 residents based upon the last US Census data.


  • New construction or acquisition of real estate (need not be owner occupied)

  • Public use (fire stations, hospitals, etc)

  • Down payment as low as 10% of existing businesses (non special use, such as gas stations & motels)

SBA 504 Loan Program

Valley Community Bank offers SBA 504 loans in participation with Certified Development Companies and correspondent lenders for a variety of loan purposes.
